On October 29, 2025, the notice of sale for Lot 1, Auction 5056, has been amended - See new attached notice

Specifically, the notice of sale for the business unit referred to in LOT No. 1 – Auction 5056 (identified as Lot 225 in the first appraisal by architect A. Longobardi), whose sale is scheduled for December 18, 2025, at 3:00 PM on the portal www.industrialdiscount.it, must exclude six apartments (C105, C106, C107, C108, C109, C110) which are NOT SUBJECT TO SALE.

that on December 18, 2025 from 3:00 p.m. the auction of the following goods will be held on the portal www.industrialdiscount.it, under the conditions described below:

LOT no. 1 – Auction 5056 (identified as Lot 225 in the first appraisal by architect A. Longobardi)

Branch of the company consisting of the organized complex having as its object the residential rental and “residence” activity of the following goods and services:

1) Real estate complex

1.1) no. 155 fully furnished and equipped residential apartments, with related appurtenances, and all movable assets such as furnishings and systems that accompany the same branch of the company, apartments intended by the owner company for sale as well as for the “Residence” activity through temporary leasing (with a duration of less than twelve months) and tourist-receptive leasing (with a duration of a minimum of seven days to a maximum of three consecutive months), pursuant to administrative authorization no. 01/04 issued by the Head of the Surveillance and Commerce Area of the Municipality of Lizzanello (LE) on 08/06/2004, prot. No. 160.5/3A (excluding the activity of serving food and drinks to the public) to the company “omissis” and transferred to the company “omissis.” following the lease of a branch of the company effective 29/11/2010 – Prot. No. 828.5/3A P.M.;

1.2) a structure intended for offices, management, reception, restaurant and storage rooms;

1.3) a soccer field, two tennis courts, swimming pool area with two outdoor pools, entertainment and show area with an auditorium and an amphitheater;

1.4) beauty center;

1.5) the business branch includes the areas intended for equipped green areas, sidewalks and internal roads.

1.6) n.2 commercial premises (R101 and R102)

2) Movable assets (equipment, furnishings and furniture, etc.)

3) Goodwill.

BASE PRICE € 3,846,248.00

MINIMUM BID € 2,88,686.00

MINIMUM RAISE € 100,000.00

The reduced offer provided for by art. 571 cpc equal to € 2,884,686.00 is permitted with a deposit equal to 10% of the offered price.

The assets are located in Lizzanello (LE) and can be inspected by appointment

The branch of the company, subject to forced sale, is currently granted as a company lease.

In order to participate in the auction, it is necessary to register on the website www.industrialdiscount.it following the instructions indicated therein and also send an irrevocable purchase offer, by registered mail with acknowledgement of receipt or by hand to be delivered without fail to the office of Notary Dr. Valeria Silvestrini in Lecce at via Fabio Filzi 28 (in a sealed envelope and without any identifying mark) by 12/12/2025, at 12:00.

On 12/17/2025 at 3:00 PM, Notary Dr. Valeria Silvestrini will open the envelopes containing the irrevocable purchase offers submitted according to the methods described above and, having verified the validity of the offers submitted, will communicate to Abilio the users who must be enabled on the website www.industrialdiscount.it the bidders according to the methods set out in this notice.
