NOTIFIES
that on January 14 at 11:00 a.m. the synchronous online auction will be held on the portal www.venditegiudiziarieitalia.it, under the conditions described below, for the following asset:
LOT 1 – AUCTION 9623: Transfer of a business concerning the provision of food and beverages and a nightclub located in Ladispoli, via Aurelia km 37
The business complex consists of a total area of approximately 1,850 square meters, of which 350 are allocated to the restaurant area and 1,500 to the dance hall.
The authorization for the provision of food and beverages was issued by the Municipality of Ladispoli in 2003 on a permanent basis, therefore with no expiration date, while the authorization for the dance hall, which is seasonal, was last issued in 2019 and has not been renewed. It should be noted that the costs related to the application for renewal of the license will be borne by the purchaser, and the procedure cannot guarantee that the competent authorities will issue a new authorization.
The premises are furnished for the performance of both primary and secondary business activities, namely the restaurant area and the dance hall, including the movable assets listed in the appraisal report.
The valuation takes into account the following factors:
average profitability of the business, adjusted for unallocated or unrelated costs;
duration of the lease agreement, 6 + 6 years, to be executed after the awarding of the business complex;
lease conditions: first year rent €3,500.00; second year rent €4,000.00; and from the third year €5,000.00;
equipment and furnishings included in the transfer, valued at a total of €53,420.00.
Starting auction price: €89,334.00
Minimum accepted offer: €67,000.00
Minimum bid increment: €1,000.00
